An EICR (Electrical Installation Condition Report) is a detailed assessment of your properties electrical systems. EICR is a legal requirement for landlords, to ensure tenants are safe. Business properties also tend to require EICR Certifications for insurance purposes.

When should you get an EICR?

Landlords –  It is a legal requirement in England for landlords to have am EICR at least every 5 years, or at the start of a new tenancy.

Commercial Properties – Required by law under health and safety regulations to ensure electrical installations are safe for employees, customers and the public. Reccommended every 5 years.

Industrial Properties – Should be inspected every 3 years, due to the complexity and high load of electrical systems in industrial envirnoments.

HMOs – Must have an EICR conducted every 5 years, or sooner if there are concerns about the electrical installations safety.

EICR's for Landlords

As of April 2021, Landlords are legally obliged to provide a valid Electrical Installation Condition Repoert (EICR) to both existing and new tenants. As a landlord, you are resposible for ensuring the safety of all electrical installations and any appliances provided within the property.

What happens during an EICR?

During an EICR, one of our qualified electricians will thoroughly inspect and test the whole electrical system across your building(s), to assess its condition, safety and compliance with current regulations at the time.

The testing procedure includes a variety of different stages. These include Visual Inspections, in which the electrician will examine the physical condition of the electrical installation, looking for signs of damage or non-compliance.

Dead testing also takes place. Electrical circuits are tested without live power to ensure they are correctly wired and that there are no issues such as short circuits or breaks in continuity. After this, the power will be switched on, and checks for proper polarity, effective earthing and adequate circuit protection will take place.

All systems are marked by a variety of classifications. Our electricians will explain these to you, and then be able to make suggestions and if required, make physical changes. This can all be done by our teams.
